Co-working companies have stepped up their game in New York City, increasingly competing with traditional commercial landlords for the same tenants.

Co-working is trying to scale very fast to be more competitive,” said Peter Turchin, vice chairman of CBRE.

Morris Levy, co-founder of the Yard, said companies are able to save 30 to 40 percent per person at a co-working space compared to a traditional office. At co-working spaces, companies aren t paying for common areas, internet, certain insurance and buildouts.

Previously, co-working companies were primarily competing for small, leftover space in buildings, but that s no longer the case. The average co-working site five years ago was less than 30,000 square feet, but companies are now taking 70,000 to 150,000 square feet. Jay Suites just net leased all of 15 West 38th Street — a 90,000-square-foot building — for its ninth location.

John Catsimatidis is just getting started in Coney Island.

The billionaire Red Apple Group head is expanding his holdings in the neighborhood, the New York Times reported.

“We tamed Myrtle Avenue,” Catsimatidis told the Times. “Now we’re taming Coney Island.”

Dubbed Ocean Dreams, his rental complex has two 21-story towers that house 425 units at 3514 Surf Avenue. It’s slated to open上海龙凤论坛 新上海贵族宝贝论坛 next summer — and is the Catsimatidis’ fifth project in Brooklyn in less than a decade. He also owns land adjacent to Ocean Dreams, where “he is itching to build,” and another parcel a few blocks east, the report said. In all, Catsimatidis hopes to build five towers along the boardwalk on Surf Avenue.

Meanwhile, the company s commercial and residential lending businesses reached record levels, with assets of $16 billion and commercial loans of $7.5 billion. The commercial and residential lending segment reported total revenue of $158.6 million.

Two Southampton properties — 359 Meadow Lane and 660 Halsey Neck Lane — are now being listed together as a 12.2-acre compound with a $72.5 million ask. The two properties have individually been on and off the market since 2017, but have now been merged by Bespoke Real Estate, which has the combined listing. The Meadow Lane portion had previously listed for $37.5 million, while the one on Halsey Neck Lane, known as the Four Fountains, had an ask of $35 million. Four Fountains was most recently owned by Bruce Bockmann, a former managing director at Morgan Stanley who now serves as chairman of The Spur, a co-working space in Southampton. The 15,700-square-foot compound has 15 bedrooms, two guest homes, two pool houses, three garages and about 700 feet of water frontage. The lucrative listing comes as the overall Hamptons housing market has slowed down with a 35 percent drop in sales during the fourth quarter of 2018 compared to the same time a year earlier. RWN has allowed Happy Living to start building on the property before the deal closes. Though a memorandum recorded in city property records last April stated that the deal would close on Dec. 1, no sale has as yet been recorded. Sources told The Real Deal last year that the deal was valued at about $70 million, or $20 million above the auction price.
